MY PERSONAL 5 TIPS TO SELL YOUR PROPERTY IN THE SOUTH MORE EFFECTIVELY:
Tip Nr. 1: How to improve the attractiveness of your property
Nothing is more important than a first impression. So think about what a potential homebuyer might think when he or she drives up to your property for the first time. Go out on your street and look at your home to see its flaws. Is it attractive, clean and well-maintained, or does it need maintenance that you’ve been putting off? After you’ve lived in a home for a while, it can be difficult to see it objectively. So take suggestions from a real estate professional or potential buyers on how to better present it. When your home goes on the market, it’s critical that your landscaping is maintained around the clock.
If you put money into cleaning the outside of your home, we can guarantee that buyers will be more likely to take a tour of the inside. Attractiveness is what draws buyers, keeps them interested and sets your home apart from the competition. Remember, potential home buyers generally don’t want to buy a home that requires a lot of work unless you’re willing to price a home well below market value.
Tipp Nr. 2: Make upgrades
So how much should you spend to upgrade your home before you sell it? While remodeling certainly adds some value, it’s like buying a new car that loses value the moment you drive it off the dealer’s lot. While we recommend making small upgrades – like replacing the kitchen sink faucet or updating an old water heater – we don’t suggest major remodels. If you have a severely outdated kitchen or bathroom, you’ll generally come out ahead by discounting the asking price so a buyer can choose their own finishes.
But – don’t try to ignore needed repairs that would be a red flag to a home inspector or mortgage company. These include major problems – like an outdated electrical system or a leaky roof – as well as minor ones, like stuck windows and leaky faucets.
If you don’t take care of necessary repairs, you risk a potential buyer walking away if problems show up in a home inspector’s report. Depending on the wording of the contract, the buyer could walk away or require you to make the necessary repairs within a certain period of time to complete the purchase.
Tipp Nr. 3: Depersonalize your home
After you’ve improved your curb appeal and made the necessary upgrades and repairs, it’s showtime! The best way to prepare your home for potential buyers is to depersonalize it by removing family photos, whimsical artwork and collectibles, and bright colors. Your goal is to create a calming space that allows buyers to visualize their own family and lifestyle in the home – not yours.
Simplify and neutralize your home as if it were a model home, because that’s exactly what it will be while it’s on the market.
If you need to rent a storage unit to declutter and remove excess trinkets and closet clutter, it will be worth it. Then it’s also easier to refresh the color of interior walls and tone down bright colors with off-white or beige. Make your home a clean, inviting, blank canvas on which each buyer can visually paint their own dreams . We know it won’t feel like your home for a while, but once you sell your house and move into your next home, you can decorate as you please.
Tipp Nr. 4: Pricing your property competitively.
Choosing the right list price is one of the most important tips for selling your home quickly. If your home price is too low, you’ll obviously leave money on the table, and if it’s too high, you’ll get few offers and watch it get stale on the market.
Sellers often try to sell properties without hiring a real estate professional because they believe it will save them money in the long run. We can tell you that the good ones will save you both money and time. Since a real estate agent receives a percentage of your selling price, it is in their best interest to set the price perfectly. They want to earn the highest commission possible, but they also want to earn a commission within a reasonable selling time.
Real estate professionals know the local market like the back of their hand and will review comparable sales to make sure you set a realistic price. While you may be tempted to start with a high list price to see what happens, overpricing can be a poor strategy. After a home has been on the market for an extended period of time, many people assume it hasn’t sold because something is wrong with it. Realtors and buyers may mistakenly assume that an old listing can’t pass inspections or that it has a poor interior. So don’t let your home become an outdated listing because it is overpriced.
Tipp Nr. 5: Hire a professional photographer
Most homebuyers search for property online or in local home magazines. That means you need to have great pictures that highlight your home’s best features and selling points. After you’ve improved curb appeal, made necessary upgrades and depersonalized the interiors, consider hiring a professional photographer to capture high-quality images in the best light.
These great images will inspire buyers to come to your open houses or request a tour. Sell your property in the south with
